Selling in Northern Rivers? Here's the Exterior Pre-List Checklist

6 min read · 1,197 words

First impressions at an open home are made before buyers even step through the front door. They've already clocked the driveway, the roof, the fence line — and they've started adjusting their offer in their head. In a market like Northern Rivers, where properties move fast but buyers are sharp, the exterior of your home does a lot of heavy lifting.

We've done exterior cleans for around 58 households across the region — from Tweed Heads up through Ballina and out to Evans Head — and one pattern shows up again and again: sellers leave money on the table by neglecting the outside while staging everything indoors to perfection. This checklist is designed to fix that.

Start With What Buyers See First: The Roof

The roof is one of the first things a buyer's eye lands on — and a prospective purchaser who spots black streaking, orange lichen, or heavy moss growth will immediately start wondering what else might need work. In our humid subtropical climate, roofs collect biological growth fast, especially on the southern faces and under tree canopy.

Before you list, get the roof assessed. If it's showing visible lichen or mould staining, a soft-wash clean is worth doing. It removes the growth without pressure-blasting tiles, and it makes the roof look genuinely well-maintained — which it then is. For more on what those growths actually are and what they mean, this guide to mould vs mildew vs lichen on your roof is a useful read before you call anyone.

The Exterior Walls and Cladding

Rendered walls, weatherboard, Colorbond, fibre cement — they all collect the same stuff up here: mould, algae, salt residue, and general grime. What looks like 'aged' to a homeowner can look like 'poorly maintained' to a buyer.

Work through the walls section by section:

  • Mould or dark streaking — especially on south-facing walls and under eaves
  • Salt haze — if you're within a few kilometres of the coast (Cabarita, Lennox Head, Ocean Shores), salt deposits dull the finish and suggest neglect
  • Cobwebs and insect nesting — eaves and corners, particularly around light fittings
  • Staining around downpipes — often a sign of overflow or blockage, which buyers will ask about

A professional soft wash or low-pressure clean gets walls back to their actual colour. It's one of the highest-return things you can do before photos are taken.

Driveways, Paths, and Hard Surfaces

This is the one that surprises sellers most. A clean driveway and front path can genuinely transform the feel of a property in photos and in person. Concrete and pavers that have gone green or grey with algae, lichen, and dirt look tired — and they make the whole property feel older than it is.

Pressure washing hard surfaces is straightforward, but it's worth getting done properly so you're not left with streaky results or damaged joint sand. If you've got a pool surround or shared driveway that's particularly far gone, our team handles those too — we've written about the specifics in this piece on strata exterior cleaning, which applies just as well to private properties.

Don't forget:

  • Front steps and entry paving
  • Side paths and bin areas
  • Under the carport or garage apron
  • Retaining walls (especially if rendered)

Fences, Gates, and the Boundary Line

Fences define the boundary of what buyers are buying. A fence that's sagging, heavily moulded, or stained with tannin from overhanging trees raises questions — even if it's structurally fine. Timber fences in particular go dark quickly in our climate.

A pressure clean won't fix structural issues, but it will reveal the fence's actual condition and remove years of surface grime. If the fence comes up well after a clean, that's a genuine positive. If it still looks rough, at least you know what you're dealing with before a building inspector flags it.

Windows, Screens, and Sliding Door Tracks

Window cleaning is often included in pre-list prep, but it's worth flagging what's most relevant to exterior presentation: the frames, sills, and screens. Fly screens in coastal areas oxidise and go a dull orange-grey. Window frames collect mould at the joins. Sills pool water and stain.

These are quick wins that make a real difference in how the windows photograph — and buyers at inspections notice clean windows more than most people expect.

The Timing Question: When to Book the Clean

Ideally, your exterior clean happens about a week before property photos are taken. That gives any wet surfaces time to dry completely and lets you see the results in full before the shoot. Don't leave it until the day before — surfaces need to be fully dry to photograph well, and you might spot something that needs a follow-up.

If you're listing through a property manager or handling a tenant-vacated property before selling, the process is a bit different — our tenant-handover exterior cleaning checklist covers that situation specifically.

FAQs

How long before listing should I book an exterior clean?

About one week before your property photos are scheduled is ideal. This gives surfaces time to dry completely and lets you spot anything that might need a follow-up before the shoot.

Does an exterior clean actually affect sale price in Northern Rivers?

It affects buyer perception, which affects offers. A well-presented exterior signals that a property has been maintained — and in a competitive market, buyers adjust their offers based on those early impressions. It's one of the lowest-cost, highest-visibility improvements you can make before listing.

What exterior surfaces are most important to clean before selling?

The roof, exterior walls, driveway, and front path tend to have the biggest impact because they're what buyers see in listing photos and when arriving at inspections. Fences, window frames, and entertaining areas matter too, but start with the high-visibility areas.

Can you do a pre-list clean on short notice in Northern Rivers?

Often yes — we cover the full region from Tweed Heads to Evans Head and can usually turn around bookings quickly when there's a listing timeline involved. Give us a call or book through the website and we'll let you know availability.
